The lease and the myAADE declaration when you rent for a season
Accepting a request on Recruvo isn't a lease. It's the start of an agreement you put in writing and declare to AADE, the Greek tax authority. This guide walks through the steps, with their sources, for a rental that lasts as long as the season.

Put the agreement in a written lease
A clear written agreement protects you both: you, if something happens to the place, and the tenant, who often comes from another town or another country and doesn't know what's usual. Before you sign, make sure the lease (μισθωτήριο) clearly states:
- Both parties' details and tax numbers (ΑΦΜ), as you'll need them for the declaration.
- Exactly what is being rented: the entire place or a specific room, and which shared spaces the tenant can use.
- When the lease starts and ends, with dates, not just “for the season”.
- The rent, and when and how it's paid.
- The deposit, when it's returned, and on what grounds any of it can be kept.
- Who pays for electricity, water, internet and building charges.
- What happens if either of you wants to leave early.
Keep a move-in inventory too — in Greek, a πρωτόκολλο παράδοσης-παραλαβής: a list of the furniture and appliances and their condition, with photos, signed on the day you hand over the keys. On the day you get them back, you compare it together. ΠΟΜΙΔΑ, the Greek property owners' federation, publishes model leases you can use as a starting point.
Duration: what applies to a seasonal lease
For a lease of someone's main home, Greek law sets a mandatory minimum term, even if both sides agree to a shorter one. ΠΟΜΙΔΑ notes that leases for a “secondary or holiday home, or a temporary stay” fall outside those rules.
A worker who lives on an island only for the months of the season, and has a home elsewhere, fits the idea of a temporary stay easily. But whether a particular lease is a temporary stay depends on the facts, not on the word you write on the paper. If the term matters to you, talk to a lawyer before you sign.

The lease declaration on myAADE, step by step
Its official name is the «Δήλωση Πληροφοριακών Στοιχείων Μίσθωσης Ακίνητης Περιουσίας» (declaration of lease details), and it is filed by the owner, or by whoever sublets the property. It's done online:
- Sign in to myAADE (myaade.gov.gr) with your TAXISnet credentials.
- Go to Εφαρμογές › Φορολογικές Υπηρεσίες › Ακίνητα › Δηλώσεις μίσθωσης ακινήτων (Applications › Tax services › Property › Lease declarations).
- Enter the property, the tenant, the term and the rent, exactly as the lease states them.
- File it by the end of the month after the lease starts.
- Keep the submission receipt (Απόδειξη υποβολής) it gives you at the end.
Once it's filed, the tenant is notified in “Τα Μηνύματά μου” (My messages) on myAADE and by email. They have 30 days from that notice to accept or reject the declaration, giving reasons if they reject it. According to AADE, if they do nothing in that time, the declaration counts as accepted.
If the term or the rent changes, you file an amending declaration; other changes need a new one. If the lease ends early, you declare that it has ended. Both follow the same deadline: the end of the month after the change or the end.
The energy certificate and your listing
Greece's Ministry of Environment and Energy has announced that every ad for a property to rent must show its energy class (A, B and so on), which comes from the Energy Performance Certificate, known in Greek as the ΠΕΑ. That's why Recruvo's listing form has an “Energy certificate (ΠΕΑ)” field.
Make sure the certificate is valid before you publish, and keep a copy to hand: you'll need it again for the lease and the declaration.
When a business rents the home for its own staff
Many hotels and restaurants rent homes to house their staff. In one such case, the Magistrate's Court of Argos (decision 114/2023) held that when a company leases a home to house its employees, it isn't a lease of a main home, and only the general rules of the Civil Code apply. That is one ruling by one court, not a general rule, so ask a lawyer about your own situation.

Frequently asked questions
By when do I declare the lease?

What if the tenant doesn't accept the declaration?
The tenant has 30 days from the notice to accept or reject it. If they do nothing, AADE treats it as accepted. If they reject it, they give reasons; talk through what doesn't match the lease, and ask your accountant how to correct it.
Do I declare the lease if I only rent out a room?
